Check Inside Your Attic From Time to Time
Your attic is the first best place to check for roofing problems. You will need a flashlight to check under the eaves. Look for any light entering through the top of the house. Also look for any stains or streaks that could show where you are having a leak.
Check Your Home Improvement Records
How long has it been since you’ve had a new roof added or had your roof reshingled? An asphalt shingle roof should last 20-25 years. The asphalt shingles added on top of an existing roof should last 20 years. If you have different roofing materials then check how long that type of roof should last. Make a mental note of when your roof should need new shingles/maintenance or another roof and start to look for the signs when it’s time to call a professional roofer.
Check Your Roof
Get on top of the roof, especially after heavy storms, to make sure your shingles are lying flat against your roof. Look to see if any of your shingles are cracked, damaged, or buckling. If you find any damage to your shingles, fix them quickly. Since you are on the roof, check your gutters and downspouts for granules from your shingles. If you have excessive granules in your gutters or downspouts, that is a sign that your shingles are entering the end of their useful life.
Check Your Flashing
You have flashing around vents, skylights, chimneys, and more on your roof. This flashing keeps out the rain and weather that could seep into areas and cause problems. Look for cracks or breaks in the flashing that could cause leaks. The best flashing is a metal flashing system but in some older homes flashing is often made of roof cement or tar. We suggest that you upgrade to the new metal flashing system if you find the old flashing on your roof.
Check for Rotting Roof Boards
If you roof is sagging, it needs quick attention because you have rotting roofing boards. While on the roof, check for trapped moisture and drooping/sagging spots in your roof. The lowest points in your roof will be affected first. If you see major sagging or drooping, stay off of the roof and call a professional roofer.
Check for Moss
While on the roof, check for ares that have moss covering them. Most times this moss indicates trapped moisture which will ruin a roof overtime. A stiff brush can can get rid of the moss but make sure to fix the root cause of the moisture problem first.
When you see a couple problems on your roof, it doesn’t necessarily mean you need a new one. A couple good repairs along the way will help you get the most life out of your current roof.
